When the cold weather finally arrived in Burnaby, BC this year, my parents turned on their above-ground heating, and of course, it did not come on. We managed to get the pilot light lit, but the furnace would not come on. We first tried the usual AI route (lol) but eventually ended up Googling and finding these guys: Techno Gas Heating & Cooling Services Ltd. Understandably, many companies were busy with their clients and their furnaces that needed attention during this first cold night of the season, but Techno Gas Heating were willing to come late at night (around 8:00pm, I believe) to address our problem. They first diagnosed it as a HONEYWELL VR8300A4508 STANDING PILOT FURNACE GAS VALVE issue, but when replacing the valve didn’t fix it, it became a sensor issue with the heat ex-changer. Long story short: the furnace that circulated the water in the above-ground heating was old, as was the water tank (from 2015). After extensive discussion, and on Mike’s recommendation, we decided to replace both with a modern Navien NCB-240/130H high-efficiency condensing combi boiler (space heating + domestic hot water). By then, my parents were without heat for 5 days, so Techno Gas Heating came in on Thursday and after a day and a half had to entire thing replaced/installed. Competitively, I’m not sure how Techno Gas Heating stacks up in pricing against other HVAC companies (and there are many in a Google search), but I can tell you that their service was professional and they delivered as promised. In the end, I have nothing but praise for their work and would highly recommend their service to anyone in need of a good HVAC company. Great job guys!Posted on Google![]()

Service Areas
We offer fast, local water heater repair across the Lower Mainland, with technicians ready to restore reliable hot water when you need it most.
Common Water Heater Problems We Fix
Water heaters can fail for many reasons. Our technicians diagnose issues accurately and provide safe, effective repairs for tanks, tankless systems, heat pump water heaters, and both gas and electric units.
No Hot Water
Loss of heating due to failed elements, burners, or internal controls.
Pilot Light Issues
Ignition failures, weak pilot flame, or faulty gas valves.
Thermostat or Control Failure
Inaccurate temperatures, intermittent heating, or system shutdowns.
Sediment Buildup
Mineral accumulation causing noise, slow recovery, or reduced efficiency.
Leaking Tank or Connections
Leaks from fittings, valves, or internal tank failure.
Slow Recovery Time
Water taking too long to heat due to failing components or sediment.
Burner or Heating Element Failure
Gas burner issues or electric element burnout causing inconsistent heating.
Temperature Fluctuations
Hot water that runs hot, cold, or inconsistent due to failing sensors or controls.
If your water heater is older or breaking down frequently, you may want to consider a Water Heater Installation instead of ongoing repairs. Tankless systems and heat pump water heaters are also popular options for long‑term efficiency — explore our Water Heater Services to learn more.

We explain the problem in plain language, present repair options with costs, and recommend replacement when it’s the more cost‑effective long‑term solution.
5
Repair or Replacement Work
With your approval we complete repairs using OEM or equivalent parts, or perform a replacement following best practices for venting, gas, and electrical connections.

When to Repair vs Replace Your Water Heater
A quick, practical guide to help homeowners decide whether a repair will restore reliable hot water or if replacement is the smarter long‑term choice.
When Repair Makes Sense
- Minor component failure — thermostat, heating element, pilot assembly, or pressure‑relief valve.
- Unit age under 8–10 years with no signs of tank corrosion.
- Single, isolated issue that has not recurred frequently.
- Repair cost is low relative to replacement (typically less than 40% of replacement cost).
- No visible tank leaks or extensive corrosion on the exterior or fittings.
- You plan to stay in the home short term and want a cost‑effective fix now.
- Quick recovery and efficiency remain acceptable after diagnosis.
When Replacement Is the Better Option
- Visible tank leak or internal corrosion — tanks that leak must be replaced.
- Unit age 10–12+ years (or manufacturer’s recommended service life reached).
- Repeated breakdowns or frequent repairs over the past 12–24 months.
- Repair cost approaches 40–50% of replacement or more.
- Poor efficiency or slow recovery that raises ongoing energy costs.
- You want a long‑term upgrade — tankless or heat pump water heaters offer better efficiency and space savings.
- Safety or code concerns (venting, gas line condition, or electrical upgrades) that make replacement the safer, more compliant option.

Frequently Asked Questions (FAQs)
How quickly can you repair my water heater?
Most repairs can be completed same‑day, especially for common issues like failed heating elements, pilot light problems, or thermostat faults.
What are the most common water heater repair issues?
Sediment buildup, thermostat failure, heating element burnout, pilot or ignition issues, leaking fittings, and temperature inconsistencies.
Can you repair both tank and tankless water heaters?
Yes, our technicians repair standard tanks, tankless systems, heat pump water heaters, and both gas and electric units.
How do I know if my water heater needs repair or replacement?
If the unit is under 10 years old and the issue is minor, repair is usually best. Leaking tanks, repeated breakdowns, or units 10–12+ years old often require replacement.
If you are interested in a replacement or want to learn more please visit our Water Heater Installation page.
What should I do if my water heater is leaking?
Turn off the water supply and call us immediately. Leaks from fittings can often be repaired, but a leaking tank itself must be replaced.
Why is my water heater producing inconsistent temperatures?
Temperature fluctuations are usually caused by thermostat failure, sediment buildup, failing sensors, or heating element issues.
Do you carry parts for same‑day repairs?
Yes, our service vehicles are stocked with common repair parts for tank and tankless systems so most repairs can be completed on the first visit.
Can you fix slow recovery or lukewarm water?
Absolutely. Slow recovery is often caused by sediment buildup, failing elements or burners, or incorrect thermostat calibration.
Do you repair heat pump water heaters?
Yes, we repair compressors, sensors, airflow issues, hybrid heating elements, and other components unique to heat pump water heaters.
How long does a typical water heater repair take?
Most repairs take 1–2 hours, depending on the issue and system type.
Is it safe to keep using my water heater if it’s making noise?
Popping or rumbling usually indicates sediment buildup. It’s generally safe short‑term, but the issue will worsen and reduce efficiency. A repair or flush is recommended.
Do you offer upfront pricing before starting the repair?
Yes, we provide clear, upfront estimates before any work begins, with no hidden fees or surprise charges.
