When the cold weather finally arrived in Burnaby, BC this year, my parents turned on their above-ground heating, and of course, it did not come on. We managed to get the pilot light lit, but the furnace would not come on. We first tried the usual AI route (lol) but eventually ended up Googling and finding these guys: Techno Gas Heating & Cooling Services Ltd. Understandably, many companies were busy with their clients and their furnaces that needed attention during this first cold night of the season, but Techno Gas Heating were willing to come late at night (around 8:00pm, I believe) to address our problem. They first diagnosed it as a HONEYWELL VR8300A4508 STANDING PILOT FURNACE GAS VALVE issue, but when replacing the valve didn’t fix it, it became a sensor issue with the heat ex-changer. Long story short: the furnace that circulated the water in the above-ground heating was old, as was the water tank (from 2015). After extensive discussion, and on Mike’s recommendation, we decided to replace both with a modern Navien NCB-240/130H high-efficiency condensing combi boiler (space heating + domestic hot water). By then, my parents were without heat for 5 days, so Techno Gas Heating came in on Thursday and after a day and a half had to entire thing replaced/installed. Competitively, I’m not sure how Techno Gas Heating stacks up in pricing against other HVAC companies (and there are many in a Google search), but I can tell you that their service was professional and they delivered as promised. In the end, I have nothing but praise for their work and would highly recommend their service to anyone in need of a good HVAC company. Great job guys!Posted on Google![]()

Fast Water Heater Installation Across the Lower Mainland
We provide fast, local water heater installation across Vancouver, Burnaby, Richmond, Surrey, Langley, Delta, and surrounding communities. Our local teams are familiar with regional codes, rebate programs, and common installation challenges, so projects move quickly and predictably.
Why Choose a High-Efficiency Water Heater?
High‑efficiency water heaters deliver lower operating costs, more consistent hot water, and a smaller environmental footprint. Upgrading to a modern tank, tankless, or hybrid heat pump system reduces energy waste, improves comfort, and can qualify you for local rebates and incentives. Below are some of the benefits homeowners see after switching to a high‑efficiency unit.
Benefits
Lower Energy Bills
High-efficiency models use less fuel or electricity to heat the same amount of water, which reduces monthly utility costs and pays back part of the upfront investments over time.
Improved Hot Water Performance
Modern systems provide faster recovery, steadier temperatures, and, in the case of tankless units, virtually unlimited hot water for simultaneous household use.
Longer Equipment Life and Fewer Repairs
Higher quality components and more efficient operaton mean many high-efficiency units last longer and require fewer repairs, lowering lifetime ownership costs.
Environmental and Rebate Advantages
Heat pump and other high-efficiency water heaters produce fewer greenhouse gas emissions. They are often eligible for provincial or utility rebates, which can significantly reduce installation cost.
Tank vs Tankless vs Heat Pump Water Heaters - What's Best for Your Home?
Choosing the right water heater comes down to household size, hot water usage patterns, fuel availability, installation space, and long‑term operating costs. Below is a clear, scannable comparison to help homeowners quickly see the tradeoffs, followed by short deep‑dive sections and a simple decision guide to point you to the best option.
| Type | Best For | Upfront Cost | Operating Cost | Recovery Rate | Lifespan | Pros | Cons | Fuel Options |
|---|---|---|---|---|---|---|---|---|
| Hot Water Tanks | Larger households with simultaneous use | Low to moderate | Moderate; standby heat loss | High (stores hot water) | 8-12 years | Predictable supply, lower install cost | Standby heat loss, limited supply | Gas or Electric |
| Tankless Water Heaters (On-Demand) | Homes wanting endless hot water and efficiency | Higher | Lower for high-use homes | On-demand (limited flow) | 15-20 years | On-demand hot water, compact, long life. | Higher install cost, may need upgrades. | Gas or Electric |
| Hybrid Heat Pump Water Heaters | Lowest operating cost; energy concious | Higher | Lowest | Moderate, very efficient | 10-15 years | Very efficient, rebates possible. | Needs space/airflow, higher upfront cost. | Electric (hybrid) |
Hot Water Tanks (Conventional Storage Tanks)
Summary: Reliable, budget-friendly option for families who use multiple fixtures at once.
- Capacity options: 40–80 gallons; choose based on household size and peak simultaneous use.
- Installation notes: Simple plumbing and venting for gas models; electric tanks require no venting.
Typical install time: 2–4 hours. - Maintenance: Annual inspection, anode rod checks, and periodic flushing extend life.
- When to pick: If you want the lowest upfront cost and predictable supply for multiple simultaneous uses.
Tankless Water Heaters (On-Demand Systems)
Summary: Compact, energy-efficient units that deliver continuous hot water.
- Sizing: Must be sized to peak flow rate (gallons per minute) and inlet temperature. We perform flow‑rate calculations during assessments.
- Installation notes: May require larger gas line or upgraded electrical service; venting differs for gas tankless. Typical install time: 4–8 hours depending on upgrades.
- Maintenance: Annual descaling recommended in hard‑water areas.
- When to pick: If you want endless hot water, space savings, and lower long‑term energy costs.
High-Efficiency & Hybrid Heat Pump Water Heaters
Summary: Most energy-efficient option, moves heat from air to water for very low operating cost.
- Space & airflow: Needs a garage, basement, or utility room with adequate airflow and ambient temperature.
- Installation notes: Electric supply and condensate routing required; may need more floor space than a tankless wall unit. Typical install time: 3–6 hours.
- Rebates: Often eligible for provincial or utility rebates. We can help you handle the rebate paperwork.
- When to pick: If you prioritize lowest operating cost and have installation space.
Gas Water Heaters
Electric Water Heaters
Faster recovery and typically lower fuel cost where natural gas or propane is available; require venting and combustion safety checks.
Simpler installation with no venting; higher operating cost unless using a heat pump hybrid.
Which Water Heater Should You Choose?
Simple decision guide
If you want the lowest upfront cost and predictable performance: choose a hot water tank.
If you want endless hot water and lower long‑term energy use: choose tankless.
If your priority is the lowest operating cost and you have space for installation: choose a hybrid heat pump.
If you have gas service and high simultaneous demand: consider a gas tank or gas tankless for faster recovery.
If you lack gas and venting is difficult: an electric tank or electric tankless may be the practical choice.
For a tailored recommendation, request a free in‑home assessment. Our technicians will evaluate your hot water usage, available fuel, installation space, and local rebates to recommend the most cost‑effective system and provide a clear, no‑pressure estimate.

Signs You May Need a New Water Heater
Deciding whether to repair or replace a water heater hinges on age, visible damage, performance, and repair frequency. Spotting early warning signs lets you schedule replacement on your terms and avoid emergency failures and water damage.
Key considerations: unit age, water quality, unusual sounds, leaks or pooling, and rising operating costs.
Age ≥ 10 years
Most storage tanks approach end‑of‑life around 8–12 years; tankless units often last longer.
Rusty or discoloured hot water
Rust in hot taps usually means internal tank corrosion.
Rumbling, popping, or banging
Sediment buildup causes noises and reduces efficiency.
Water pooling or active leaks
Any standing water at the base is a serious failure risk; replace promptly.
Rising energy bills or poor recovery
Loss of capacity or efficiency often shows up as higher operating costs.
Frequent repairs
Multiple service calls per year usually favour replacement over continued fixes.
If your current water heater is still repairable, explore our Water Heater Repair Services for a cost‑effective fix. For long‑term comfort and efficiency, a new installation is often the best investment.

Frequently Asked Questions (FAQs)
How long does a typical water heater last?
Most storage tanks last about 8-12 years, however tankless units can often last longer with proper maintenance.
How long does a water heater installation take?
A straight tank-to-tank replacement usually takes 2-4 hours, and tankless or conversions (gas/electric changes) can take 4-8+ hours depending on upgrades.
Do I need permit for a new water heater?
Yes, in most cases, permits are commonly required for gas, electrical, or venting work. Your installer should handle permit submission and inspections.
Should I choose tank or tankless water heater?
Storage tanks have a lower upfront cost and provide reliable stored supply. Tankless water heaters have a higher upfront cost, but provide hot water on-demand with better long-term efficiency. Choice depends on household hot water demand, budget, and existing infrastucture.
Can you switch fuel types (gas ↔ electric)?
Yes, but switching fuel types usually requires significant work (gas line upgrades, venting, or new electrical circuits) and increases scope and cost. Plan for a larger project if changing fuel types.
How do I size a new water heater?
Sizing is based on household size, peak simultaneous use (GPM), and recovery needs. We perform flow-rate calculations and recommend tank capacity to match your needs and routine.
What impacts water heater installation cost?
The main factors that impact water heater installation cost are unit type and capacity, fuel type, required gas/electrical/venting upgrades, permit fees, and disposal of the old unit. Complex conversions and upgrades raise costs the most.
What warranty and maintenance should I expect for a new water heater?
All new storage tank installations are covered by a 6-year manufacturer warranry. Tankless water heaters are covered by a 10-year parts warranty and 3-year labour warranty. Regular maintenance (flushing, anode checks) extends the lifetime of the appliance and preserves warranty coverage.
What should I do next if I see warning signs?
Book a diagnostic appointment: we will assess repairability, provide a repair vs replacement cost comparison, and give a written replacement estimate if appropriate. Emergency leaks should be addressed immediately.
