When the cold weather finally arrived in Burnaby, BC this year, my parents turned on their above-ground heating, and of course, it did not come on. We managed to get the pilot light lit, but the furnace would not come on. We first tried the usual AI route (lol) but eventually ended up Googling and finding these guys: Techno Gas Heating & Cooling Services Ltd. Understandably, many companies were busy with their clients and their furnaces that needed attention during this first cold night of the season, but Techno Gas Heating were willing to come late at night (around 8:00pm, I believe) to address our problem. They first diagnosed it as a HONEYWELL VR8300A4508 STANDING PILOT FURNACE GAS VALVE issue, but when replacing the valve didn’t fix it, it became a sensor issue with the heat ex-changer. Long story short: the furnace that circulated the water in the above-ground heating was old, as was the water tank (from 2015). After extensive discussion, and on Mike’s recommendation, we decided to replace both with a modern Navien NCB-240/130H high-efficiency condensing combi boiler (space heating + domestic hot water). By then, my parents were without heat for 5 days, so Techno Gas Heating came in on Thursday and after a day and a half had to entire thing replaced/installed. Competitively, I’m not sure how Techno Gas Heating stacks up in pricing against other HVAC companies (and there are many in a Google search), but I can tell you that their service was professional and they delivered as promised. In the end, I have nothing but praise for their work and would highly recommend their service to anyone in need of a good HVAC company. Great job guys!Posted on Google![]()

Our Water Heater Maintenance Process
A maintenance‑first workflow focused on prevention, safety, and restoring peak performance. Each visit is designed to clean, test, and tune your system so it runs reliably without turning routine service into a repair visit.
1
Arrival Safety Check
Perform an immediate safety inspection for active leaks, gas odors, electrical hazards, and pressure issues; isolate the unit if required to protect your home.
2
Visual System Inspection
Examine the unit’s exterior, plumbing connections, valves, venting, access panels, and surrounding area for signs of wear, corrosion, or loose fittings.
3
Functional Testing
Test thermostats, pressure‑relief valves, heating elements or burners, ignition systems, and sensors to verify they operate within normal parameters.
4
Cleaning and Descaling (as needed)
Flush tanks to remove sediment and perform tankless descaling when mineral buildup is detected to restore flow and efficiency.
5
Consumables and Minor Adjustments
Replace routine wear items on the spot when appropriate (anode rods, pressure‑relief valves, filters, minor fittings) and make small adjustments or calibrations to improve performance.
6
Performance Verification
Confirm temperature stability, recovery rate, pressure relief operation, and, for gas units, proper combustion and venting to ensure the system meets expected performance and safety standards.
7
Service Confirmation and Care Guidance
We provide a concise service report of what was inspected, cleaned, or replaced and confirm the unit is operating normally. You’ll get simple care tips and a recommended interval for your next tune‑up; if a safety issue or imminent failure is found, we’ll explain the condition and your options.

Frequently Asked Questions (FAQs)
How often should I have my water heater serviced?
We recommend annual maintenance for most systems; tankless and heat pump units may benefit from more frequent descaling depending on water hardness.
What does a maintenance visit cost?
Costs vary by system type and required services. We provide upfront pricing before any work begins.
How long does a maintenance appointment take?
Most tune-ups take 45-90 minutes depending on system type and condition.
Do you remove hard-water scale during maintenance?
Yes. We check for scale and perform descaling when needed; for severe buildup we’ll recommend the right treatment or schedule a focused descaling service.
Will maintenance fix a leaking tank?
No, a leaking tank usually requires replacement. We'll inspect and advise on repair vs replacement.
Can maintenance improve my water heater's efficiency?
Yes, flushing sediment, calibrating thermostats, and replacing worn parts improves efficiency and lowers energy use.
Do you service heat pump water heaters?
Yes, we perform airflow checks, refrigerant diagnostics, and hybrid system maintenance.
Is maintenance covered by warranty?
Many manufacturers require regular maintenance to keep warranties valid. We provide documentation after each visit.
What if my water is hard?
Hard water increases scale buildup. We recommend more frequent descaling or a water-softening solution.
Do you replace parts during maintenance?
We carry common replacement parts for same-day fixes. Major replacements are quoted and scheduled with your approval.
Can maintenance prevent emergency repairs?
Yes, annual service identifies wear and prevents many common failures.
